Urban land price, which is a fundamental component of real estate price, is the push power of the development of the urban economics. To some extent, the level of the urban land price can influence the region expanding, land arranging and economic level. So, it is one of the most important duties to research and govern the urban land price to all governments, and they also get some experiments. Since the urban land is owned by the government in china, the land price imparts from the real estate price relatively. Researching on the urban land price must accord the real situation of our country. Based on the general problems of the urban land price, this dissertation used the methods of the Western-Economics, analyzed the influential factors about the economics and governments on the urban land price, and then approached the changing regularity of it. Through discussed the achievements and weakness, this dissertation put forward the countermeasures and proposal on how to perfect urban land price government in china. This dissertation contains five sections:The first section introduced the background and the research situation.The second section introduced the fundamental conceptions and general knowledge of urban land price, stated the important role of urban land price in the cities' development.The third section analyzed the influential factors of economics including supplying, demanding, changing of some products' price and the interest rate , the governmental factors , that is, the land system, the urban land planning and the law, then approached the time-space changing regularity about the urban land price.The forth section reviewed the history of the system reform on urban land price and then discussed the present situation, put forward some problems and analyzed the reasons.The fifth section summed up the experience of foreign countries for reference, put forward the target of the governing on the urban land price, and the countermeasures and proposals on how to perfect the urban land price government. |
