Research On Main Affecting Factors Of Price Fluctuation Of Commercial Residential Buildings

Since 1998 when our country started the investment of real estate,new 'hot real estate'has taken shape rapidly. The real estate industry hasbeen going steadily up for 6 years. The price fluctuation of commercialbuildings is very obvious, which attracts much attention.As the price fluctuation of commercial buildings has a great effect onsocial development and national economy, this thesis has a research onthe affecting factors of price fluctuation of commercial buildings. Duringreseaching the affecting factors of price fluctuation of real estate, theauthor makes use of some basic theories in such subjects as real estate,economy, and statistics. Firstly, the author describes components andfeatures of the commercial buildings'price, and has a rathercomprehensive analysis, conclusion and summary about affecting factorsof commercial buildings'price. From these factors the author picks upmain affecting factors, namely economic factor, political factor andpsychological expectation. On the base of the above, according to thebasic economy theories and market analysis, the author builds the frameof supply-demand balance. By way of the frame, the author analyzes theaffecting path and direction of various factors, and then draws aconclusion that these various factors infiltrate one another and have acommon effect on price fluctuation. Finally the author uses and tests theconclusion by analyzing the price fluctuation of commercial buildings inChengdu.
