Making abstractions from the reality, this paper is devoted to portraying the behavior features of the participation of family and school in education. In addition, by taking the real estate market into consideration, it establishes two types of equilibrium models of education, one based on school choice and the other on Tongling practice, compares these two models and respectively analyzes their discrepancies in the property of equilibrium, the quality of school, the utilities of family, the inclination of school choice and the fluctuation of the real state price.In accordance with the fundamental assumptions, comparing with the model of school choice, the Tongling practice displays a totally different panorama in which top-rank schools tend to decline, mediocre schools tends to ameliorate and the gap of educational quality to some extent will be bridged. In this case, families with substantial purchase power, those with high income in particular, will be deprived of some powers in occupying educational resources. On the other hand, families with shaky purchase power will be granted with extra resources. Although under the Tongling practice, the discrepancies between schools will to some extent be blurred, the stratification between schools is still inevitable since the authority has not yet improved the educational utilities of all low-income families.
