We anaylyze risk factor changes' influences affected on housing real estate development from aspects of macroscopic environment, trade environment, market competition environment and consumption demand environment connecting with concrete development project, adopt gradation analysis method to establish synthetic evaluation model, and adopt Delfi method to determine influence degree that each risk factor proportion and each risk factor guideline affect on housing real estate development according to established system gradation, and determine risk class of housing real estate development environment at last.Through researching on analysis and evaluation of housing real estate development environment risk factor, we have established method that is applicable to housing real estate development's environment risk evaluation and supervision in our country, and discussed aspects of risk synthetic evaluation for housing project development environment risk factor's qualitative analysis turning to quantitative analysis, which has actual significance for real estate company's controlling for housing project development environment risk factor.
