Research On Risk Evaluation For Real Estate Development Project

With the increasing extension of real estate development project scale and the increase of the technological process complexity, risk of all kinds become more and more important. The risk of real estate development project faced has deserved more and more people's attention. Real estate production is a special kind of commodity differs from other kinds of goods, this decides that the real estate investment is different from other investment, especially the investment procedure of real estate project is a process of manufacturing for predicting the future market demand. All the distinctive features decide that the real estate Industry is a high risky Industry along with instability. These unstable factors play a key role in the real estate investment. There's risk in real estate project all the way. And how to assess project risk is a vital problem that needs us to keep an eye on. From the perspective of the feature of project implementation, this paper studies the risk analysis and assessment. It separates complex project risk into simple risk factors and designs project risk assessment index system. In the mean time, on the base of analysis the advantages and disadvantages of present project assessment methods, this paper builds a real estate development project risk assessment model on Fuzzy comprehensive evaluation and make a research on risk for real estate development project, The application of the comprehensive assessment can combine the quantitative analysis with qualitative analysis and provide the administrator with a chance to wholly understand the situation of risk existing in the project and make the decision more scientific.
