In china, 1700 million Yuan was spent in investment of more than 200 shopping centers. The competition of retail business is growing to be white-hot. As a great commerce and real estate supporter, shopping center, which is not only a systemic but also a complicated project, bear the great investment risk. To provide a scientific risk assessment method to help investors to defend risks in investing shopping centers, author carries a research on risk assessment and strategy of shopping centers.At first, the introduction brings up the background of study, expatiates main problems, indicates the intention and meanings of study, and takes general recount for correlative investigation. Then the object of study, content, technical channel are presented. Second chapter mainly recounts risk identification of shopping center. The basic conception of risk identity is introduced. And by the compare with other real estate, the investment characteristics are summarized. And then the risk identity begins. Third chapter is one of cores. First, the theory of risk is concluded, carrying through the method's choice. Then index system of invest risk assessment is set up, weighting coefficients are confirmed and the risk factor of shopping center investment is calculated by Fuzzy-AHP. Fourth, take one shopping center in Hangzhou as an example. This chapter presents the result of project investigation practice first, then the risk factor of the project is calculated. Fifth, author carries through strategy research for investment risks of shopping center. Firstly according to the classifications of risks, common strategy is put forward, and then corresponding risk strategy is discussed. |
