The urban complex (HOPSCA) is an advanced form of commercial real estate which can not live without the city, often located in the mature or maturing traditional or emerging business centers,. The common form of urban complex which born with diversity often including commercial, hotel, office, residential, senior clubs, etc. It is the product of concentration of urban functions and the functions, flow lines, area are more complex to enable investors to get the greatest return. The urban complex is an important trend of commercial real estate development, the most important cells of the city in the future, and closely related to the development of the city. Meanwhile, the development and operation of urban complex is a huge challenge to the develop corporation itself, it is a manifestation of the high-end real estate development. The future of the urban complex is the combination of the country's conditions, combining elements of economic development, focusing on people-oriented, harmonious and sustainable ecological development.This thesis is divided into eight chapters, focus on the development process according to real estate research and analysis.Such as in the early stage of the development process in real terms, how to ensure that later stage of business operation and management could maximize the benefits, and how to balance short-term and long-term goal and to make investment activities income from continuing operations with limited resources,and after the project was open, how to do your best in business management and property services, taking the different interests and needs of the users into account.Proved by studying the development of urban complex in conjunction with regional, project, social economic and cultural environment, with the actual times, which takes into account the interests of different time periods on the basis of demands to make rational decisions; the other hand, As the complexity of procedures and longer time span, every step in the decision-making body are required to develop a high degree of strategic vision and advanced design concepts, to build a representation of sustainable development projects.Based on the business operations, architecture and other theoretical study of different professions, this thesis issued some of the nodes need to pay attention and analysis, and to make note of how to avoid some of the difficulties in the post-operation to make preparations for the development of urban complex, discuss the commercial and the real estate in a integrate way, with some kind of innovation.
