After the reform and opening up, the real estate industry, an important sector of the national economy, has got a rapid development with the establishment of the socialist market economy system. Tianjin and the Binhai New Area has become the focus of the whole world since the development of Tianjin"s Binhai New Area has been promoted as a national strategy. Tianjin's real estate market is facing valuable market opportunity. In recent years, in order to prevent the"bubbles"in real estate industry, to take precautions against financial risks, to promote the sound and sustained development of real estate market, the government established various national policies and regulations, which standardize the real state market, strengthen the credit management of real estate, improve and rectify the land market. Therefore the government strengthens the macro-control of the real estate market,which presents severe challenges to real estate corporations'ability to cope with changes, management patterns and sustainable ability. In this process, many excellent real estate corporations begun to enter Tianjin market, at the same time, local real estate corporations are differentiating and restructuring. The integration trend is appearing. Facing the opportunities and challenges, real estate corporations can only achieved sustainable development by actively coping with the market dynamic changes and establishing the core competency.Tianjin TEDA Construction Group is a large state-owned real estate corporation which is in strategic transition period now. This paper designs the group's whole strategic planning in the future and makes the corporation's strategic direction clear through the analysis of the internal and external environment. Based on the requirements of the group's strategy on the establishment of core competency, it brings forward feasible projects on the adjustment of the organizational structure, financial management pattern, performance and compensation systems, and some key operation processes. At the end, the paper explores and analyses some key issues in the system reform of state-owned corporations.The paper expounds relevant issues by using mature management patterns and tools in order to provide some useful references to the development of Tianjin TEDA...
