In succession, the paper analyses the connotation of land price, the change law of land price from space and time. This analysis gives an important support for land price appraisal in theory, as well as gives great guidance for analysis about land price in practice.The paper mainly studies the way to get the land price of a batch of properties under current using condition from their trading price in the real estate market. After the analysis of ingredients of housing price, the paper builds the land price appraisal models for residential, commercial and office buildings in virus of residual method, then, it gives the way to establish proper land samples, the way to get quarterly housing price index, the way to modify the trading time of properties to the same appraisal time, the way to eliminate the fitment cost from housing price and the way to depreciate the building cost. As to the research about updating land price dynamically, the paper gives the method to update land price of samples directly and indirectly in the short term as well as the way to increase or reduce the total number of samples in the long term.Subsequently, based on the appraisal models, the paper discusses the complete conception and framework of establishing a land appraisal information system, including the functions design, the user interface design and the database design. These designs overcome the lack of flexibility and practicability of traditional real estate appraisal information systems. Then, taking Shanghai for example, after computing the land price by using the appraisal information system, the paper analyzes the variational law of land price of residential samples from space and time in recent years. In addition, the research about computing land price index and appraising standard land price is briefly mentioned in the paper, which gives a practical method to appraise and update standard land price by directly using the trading housing price in the market.Lastly, the paper has summed up the points from the whole text and expounded the main problems that should be handled as well as the conclusions drawn out from the research.
