Cost management is one of the important thing in the real estate corporations. In the past two years, social and economic environment of the real estate industry has been changed a lot. The real estate market is becoming more mature and the competition among real estates corporations is fiercer than ever before. Now most real estates corporations have realized the importance of cost management theory. However, due to misunderstandings of this theory, some of real estate corporations cannot practice it scientifically and systematically.The author of this article has once involved in the establishment of some projects in Sanwei Real Estate Corporation. Through observation and practice he finds that there are many weaknesses in cost management which restrict the development of the company to some degree. Improving the cost management level thoroughly is the key factor for strengthening the company's competitive ability.This paper takes the cost management of Sanwei Real Estate Corporation as the background material. First, this thesis makes an introduction of the current the macroscopic background and its significance. The second part of the thesis makes a general survey of the related theory to the cost management in real estate, including some concepts of projects cost management ,the formations ,features and contents of the cost management. The third part of the paper makes an introduction of the project that are under construction to the Sanwei real estate company carries on the analysis to its project present cost management situation, has pointed out the deficiency. In accordance with the problems and the deficiencies, in part four and part five of the thesis, the author gives a demonstration of the technical and organizational measures for the project cost management. According to the design, tendering, contract management, construction process, settlement of accounts at the completion of the project, the author offers technical measures for other relevant processes. The paper also provides organizational ensuring measures for the cost management by establishing cost management ideas, designing rational organization for the cost management and establishing cost management and controlling system. The sixth part is the conclusion.This thesis puts great emphasis on the combination of theories and practice, aiming to explore some practical approaches and strategies in cost management with the hope of providing some references for the real estate development.
