Residence is the material carrier of a basic human need, is an essential element of human survival and development is the basic consumption main factor that the people live, is also people to live happily with the society stable key place, domestic industries in the national economy and people's living standards have a decisive influence. Throughout the past several decades China's urbanization development of housing construction, China's urban housing construction from the number to meet demand for housing into a period of quality improvement and quality improved.Based on the building function and space-related theory, based primarily on the design of residential building space requirements and construction physiological psychology, Residence theory, draw the domestic present study from the residential area increased relevance and function related degree theory, explained residence function request's influence toward residence space area and decisive function: Along with increment and variety of the function request of the residence space , the residential area growth, but growth will not continue indefinitely.This text analyzes the development process of urban family housing area and the existing present condition problem concerning the standard control of the housing area, think our country currently for residence area of the control still needs improvement. By making reference to international standards of urban residential construction, analyze housing construction of developed countries in the development of the urban residential area of control, get at the different social development stage, urban housing area should be used with the corresponding control standards --- our country is is be placed in the second category of international standards of urban residential housing development, to pursue housing quality to raise improved, housing construction should be reasonable, based on the principle of moderation, sought to adequate housing within the area, creating a functional to meet the residents and provide a higher degree of comfort residential space. Pass to the analysis of impact factor , Such as the China's economic and social development, land resource ownership, population size and structure of the family, the real estate market, as well as residents living culture, values and living patterns, which effect our country town family housing set type area, Base on our country each kind of existing housing building area standard, try to build up an four level housing building area standard,which base on the need of housing space function, and combine development of o the economic social, we divided Ensure, Subsistence, Healthy, Enjoy the Luxury ,five different levels .At this stage of China's urban housing construction is in the level between Subsistence and Healthy, building area of town homes should be 60-90 square meters and 90-110 square meters, in the meantime,should build the house that the building area below 60 square meters for insurance, appropriate and steadily building 110-140 square meters house for enjoying, strictly limit 140-200 square meters large-family housing.
