Research On The Application Of Balanced Scorecard Method To Performance Appraisal In China's Real Estate Development Enterprises

Since the advent of the Balanced Scorecard in the 1990s, a revolution in the performance management has launched in the western countries, and more and more enterprises have benefited from the practice of the Balanced Scorecard project. Their tremendous success has attracted the attention of Chinese counterparts, the theorists started to study the domestic application of the Balanced Scorecard.Chinese real estate business, having passed more than 20 years' course of the development, has become a pillar industry of the national economy and will soon turn into maturation period from grow-up period. It is urgently demanded by its vocational characteristics of capital-intensity and subject-variety to have a management tool with comprehensive structure and logic, which just corresponds with the basic premise of the application of the Balanced Scorecard. Therefore, the study associated the Balanced Scorecard with the characteristic of the real estate development company. Constructing the model adapted to the real estate development company not only has value in theory but also has value in practice.This paper briefly introduced the balance Scorecard method and its application in the domestic and foreign, analyzed the development of China's real estate development company and the status of Performance Appraisal, and studied the applicability and limitations of applying the Balanced Scorecard to China's real estate company, has constructed model that base on the real estate company's CSF and the social responsibility. Finally, I carried on the comprehensive appraisal to the Jinxia Real estate development company by the model.
