Property industry has developed ten years in china. The management problem is becoming severity whit the developing of Property company. Especially about human resource management. All property company has many staff. But the staff has different competency. Many property company has human resource problem. A property is one of the company , especially about human support etc. The paper study manager competency model with the background."A"company choose three method to build the model: induction which is traditional, deductive method which base on stratagem and limited option method. Finally we have a production of manager competency model which include ten basic. The paper discuss the application in job analysis,recruiting,training,performance,compensation. The paper even discuss the relationship among manager competency model human capital and core competencies.The paper is composed by six chapters. Chapter 1 preface presents the background , significance, structure and method of research. Chapter 2, it put forward the concept ,characteristic ,composing of manager competency model and the flow, method , key point to build competency model .Chapter 3 ,it discuss how to build the model , including induction, deductive method and limited option method. The part is the most important part of the paper. Chapter 4, it discuss the the application in human resource system. Chapter 5 gives the solution and suggestion .The paper attempt to find a way to build manager competency model rapidly. Some innovative method had been use in the paper, we believe the innovation will help many property company to improve their management, especially in human resource management.
