More than two decades of the reform and opening up, the property management industry of China is from small to large-scale, management methods and management tools are from the traditional primary property management in the early 1980s to the modern property management in the new century, the thought of management,the content of services, the mechanism evaluation of the property management industry have been encouraging progressed. However, we should see property management in China is still an emerging industry, is in developing stage, facing many of the contradictions and challenges. In the face of the rapid development and challenges of the property management of China,and from our national conditions, comprehensive analyze the factors of the development of the property management companies of China, use the advanced management concept and theory , to explore the sustainable development strategy for property management companies, to promote the healthy development of the property management companies of China, has become major issues which is a urgent need to study.In the 21st century, the political, economic, social suituation of China has run toward the positive direction,the"harmonious society"concept has gained recognition. However, property management lead to conflicts, has become the fuse of group events of the city, and has become one of the constraints of the development of"harmonious society". At the same time, Chinese property management industry has been developing, improving and progressing towards a mature stage, it is foreseeable that the property management of China will be highly competitive, well-managed, the concept of services enhanced. On the property management industry, with the changing market environment, competition pattern, the high-tech applications, the updated concept of consumption, forcing property management companies that must establish quality concept, brand concept, service concept, from service concept to service ways, from management to market positioning, from development strategies to development measures,have to make corresponding changes to adapt to the needs of development in the fierce competition. Therefore, the development strategy of the property management companies, has a strong practical significance.GX property management company is located in Xinxiang City, Henan Province, was founded in 1998, and the property management of Xinxiang started in 1996, it can be seen that GX property company should be regarded as an old property management company in Xinxiang, Xinxiang YuGuiYuan Area is more than 100 million square meters,has more than 200 employees, the company is divided into administrative department, customer service department, the ministry of security department, the housing is divided into in high-level, middle-high-level, multi-storey, villas, of which 3 high-level, 15 middle-high-level, 20 multi-storey, 40 villas, the company has now developed into a large-scale company compare to the other property management companies in Xinxiang.GX property management company developed rapidly in recent years, YuGuiYuan Area has become a large-scale residential district in Xinxiang, the company has the advanced unit for many years, has the better reputation. With the development of the market economy, the company shows many problems, such as the old system of enterprise, the lower quality of personnel, there are disputes with owners, brand issues, the revenue is single, these problems affect the administration of company, also restricted the development of the company. Therefore,to solve the problems of the GX property management company, we should explore the research of the development strategy of company.This article is the study of GX property management company, in view of the current situation of the company, analyze the external environment of the GX company, including the analysis of the macro-economic environment (political and legal environment, economic environment, social and cultural environment, science and technology environment), the analysis of the environment of the property management industry (analysis of the competitive condition of industry, analysis of industry demand trends, analysis of industry life cycle); the analysis of the capacity of company, including the analysis of the resource of enterprise (analysis of the visible enterprise resource, analysis of the invisible enterprise resource), the analysis of the capacity of enterprise (profitability analysis, analysis of decision-making ability, analysis of the ability of service,analysis of core ability); and furthmore analyze strength, weakness, opportunities, threats, to carry out the SO strategy , ST strategy, WO strategy, and WT strategy; and utilize the theory and application of corporate strategy and other strategic management tools, combining the characteristics of the property management industry, design the strategic goals of enterprise, formulate the development strategy of the company, including the general competitive strategy (company-level strategy and operational strategy) and functional strategy (human resources strategy, marketing strategy, financial strategy,corporate culture strategy, the strategy of sustainable development),these provide the basis on decision-making for long-term development of the company and the guide to action.Through the research of development strategy of GX property management company, the conclusions are:1. Building the system of reasonable human resources management. In the environment of high uncertainty, GX company should effective control the management-level organization, optimize the organizational structure, improve institutional and human resources, to attract qualified people, rational distribute the resources, highly effective operate the organizations and the personnel for long-term development.2. Enhancing service quality, shaping the brand. To realize the unified strategy of brand value and image value, the unified strategy of users value and enterprise value, the unified strategy of the pursuit of sustainable development and long-term profit maximization. On the basis that make full use of resources of the company, to expand channels for the GX company,to implement the expansion of export-oriented, to consolidate and expand market share.3.Strengthening financial management and cost control. Combining that macro-economic environment of China is in the growing phase and the objective reality which GX property management company is in the situation between the period of naive and the period of expansion, the company should take rapid expansion financial strategy and stability financial strategy. Strict implement the system of modern enterprise management, strengthen the control of human resources costs, the control of maintenance costs, and the control of energy consumption, increase the growth of profits.4.Building excellent corporate culture. To run through"people-oriented"management philosophy, focusing on advanced training of enterprise values, to create the spirit of mutual assistance, property management companies would like to emphasize the spirit of the times. Adhere to the"people-oriented, honest and trustworthy, innovation and competition"corporate culture, adopt the positive and open attitude, attract external results, combine the development concept and adhere concept together, achieve the harmonious development.5.The achievement of sustainable development. At present, property management companies have tremendous pressure, the GX property management company should adjust its business strategy and operational guidelines in order to effectively raise the market competitiveness and economic benefits, to achieve the sustainable development of the property management.
