It is very useful for building the new socialist countryside,planning the city and countryside development as a whole in setting out a road to support the.At present there is not the consentaneous attitude for the rural housing and land transition.As the base of settle down and get on with one's pursuit for hundreds of millions peasants,the access of rural land is most basal right.It not only ensure for the farmers to increase their wealth income and the land resource must be intensive and frugally used,but also relation to the stabilization and boom of countryside social.So it is very important to settle the agriculture, rural and peasant to investigate the transition of rural land.On the basis of interrelated theory deriving from domestic overseas,research ways and field survey, use the associative ways which open country research and inline processing,quantitative and qualitative analysis,probe into theory and demonstration analysis,this paper takes Chongqing as an example,through the investigate the general situation of the housing and rural land transition of Bishan County,deep analysis the impact of the driver and obstacle factors,and actively explore the measures and management measures for the access transition of rural land walking into the healthy and orderly way by policy guiding and enhancing manage.Part is prefaces,which describes the background,significance,research summarizes on major topics both at home and abroad,content and research method of this thesis.Part two which introduces the definition and direction of,is the papers theoretical foundation. Combined with relevant theoretical knowledge and practical examples,fully demonstrate that the rural land access transition is the necessity request to improve the efficiency of resource allocation,is an inevitable requirement to planning the city and countryside development as a whole,is an objective requirements of building the new socialist countryside,is an essential requirement for economic reform,is the necessity of the development of modern property rights embodied. Based on the census data from 3 towns and 2 subdistrict offices in the Chongqing Municipality's Bishan Country,part three introduces the characters and issues of.Part four and five which introduces the drive and obstacle factors of the rural land access transition are the focus and the difficulty.It take the Bishan County as an example based on the actual research data and socio-economic development for the basic data,using Pearson correlation coefficient method,finding that there are very strong correlation circulation between per capita output value of township enterprises, farmers per capita net income,the distance from the county as well as non-agricultural employment rate and the rural land access transition.Then through further analysis found that urbanization and industrialization are thrust homestead external circulation,and the farmers of the pursuit of equal property rights are the inherent power,low price,Government and the policy environment homestead are the driving factors.The restrict factor of the transition of rural land including home support and education people book time,circulation revenues compared before and after,the land system and the household registration system.Under the current relevant laws and regulations,land system as well as the household registration system has seriously hindered the enthusiasm of farmers to cities from countries.Combined with the characters,issues,drive and obstacle factors of the rural land access transition, Part six puts forward some advices to improve the housing land transition.Part seven is conclusions and innovation of research,and the concept of in-depth research studies,this chapter summarizes the research of the front,and then gives future prospects for further in-depth study.
