Real estate industry is the pillar industry of the national economy due to it's widely spread connection between the upper industries and the lower industries. It conducts great influence on the safe and positive operation of the national economy. Currently, the real estate industry is experiencing a harsh time and entering into a"freezing winter period", and it has to change its business model from extensive to intensive as well as its profit model from"time of land"to"time of housing". So the only way to break the ice for any large, medium or small real estate enterprises is to promote their inner management standard, strengthen inside competitive capability and grow to a considerable scale, or to build up their own brands. Under this situation, to strengthen the managing control is becoming day by day one of the most important topics confronted by all real estate enterprise groups.The design of business managing control of the real estate enterprise groups is a complex and systematic project, which is not only restricted by the enterprise's development strategy, but also influenced by other factors outside the enterprise. Here in this paper, the author analyses the situation, characteristics and prospect of the real estate in our country and outlines the managing control theories. By studying the managing control model acquired by the leading enterprises within this industry, the author constructs a specific model suitable to real estate enterprise groups.The author sample studies Qingdao YX Company by using the constructed managing control model. First of all, the author analyses the SWOT of YX Company and illustrates the insufficiency of its managing control model. The author states that division of authority is going to direct the future developments of managing control model which converts itself from a type of practical operation to a type of value chain. Then, the author explicates how to implement its managing control model from the aspects of organizing structure, job responsibility, optimization of managing procedure, business control, job performance management and corporate culture. Continuingly, the author analyses the possible difficulties that would be confronted during the trial implementation period of the model and lists accordingly the policies that can be adopted to overcome those problems.Therefore, by taking Qingdao YX Company as a sample study this paper contributes to the accumulation of business cases as well as the related contrast research.
