The Research On Leadership System Construction And Application To Chinese Property Management Enterprises

With the deepening of housing allocation system reformation, property management enterprises have emerged in China and developed quickly. However, their developments are bottlenecked because of lacking of leadership, as well as many other domestic enterprises. How to improve the leadership to help them to foster a leadership team of high-quality and battle effectiveness, and consequently improve their competitiveness, is the emphasis of this study.In this study, the research object and research approach are determined based on investigations on literature and advanced theories of domestic and international theory. Firstly, based on the analysis of leader model and leadership theory, the manager's personal leadership is selected to be the first hierarchy of the target system, considering the characteristics of leadership in property management enterprises. The tasks for leadership system construction are also established. Secondly, based on the concept of organizational leadership and the conditions for thorough execution the leadership, the organizational leadership is determined to be the second hierarchy, six constituents of constructing leadership are proposed from the modern managerial science perspective. Thirdly, typical and representative case study is performed for property management enterprise to improve the reliability and reality of the viewpoint, basing on an extensive investigation. Fourthly, the theoretical analysis and improvement measures are applied to Shenzhen Changcheng Property Group as an instance, then existing problems are examined and analyzed. Feasible suggestions are proposed at last, which are proved to be very informative and instructive to Changcheng Property Group's leadership construction and improvement practice.
