China is in an intertwined, complex and crucial period of the"golden development period"and"prominent contradictions". In this crucial period, the agriculture, the countryside, the farmer questions are one which of biggest challenges our country faces,this relates the overall situation development of paty and national work, and"three rural"problem is puzzling the overall development of our country city and countryside integrity, the construction of comprehensive and affluent society. Land reform is no doubt the key of solving the"three rural"problem. The focus of the reform is through the land transference and other policy instruments moderate integrate contracted land, allow farmers to transfer the land contract and management rights by forms of subcontract,lease,exchange,transfer and stock cooperation,and develops many kinds of form moderate large-scale managements.The premise of transference of land contract and management rights is must have scientifical and standard price system. Clear prices can flow smoothly. Because the present price system is imperfect,lacking of systematic,scientific assessment of land contract and management rights price,this will inevitably slow down the pace of allocating land resources through market,and hold back pattern formation of land resource optimization disposition.The purpose of this study is going to analyze the models of land contract and management rights,build the price model of land contract and management rights transference to solving the existed price question by the time in our country, provide the reference for all levels of the government to manage the transference market. Thus further speeds up reasonable,orderde,effective transference of land contract and management rights. Application of linkage theory in transference of land contract and management rights, the paper concludes linkage pattern of algebra, vector and system through deduction of linkage theory. Validity and character will be validated by analysis of demonstration. By means of the value of agricultural land constitute philosophy, land use rights assessment of the basic approach and characteristic amendment of land contract and management rights built transference pricing model,and the paper made a case study taken xi wan village in qin yang city for example. The research mainly divides into five parts:The first part is introduction, introduces the research background and significance, as well as domestic and foreign review;The second part is the basic theory of land valuation,including agricultural land property rights system,Marxist theory of land rent,the value of agricultural land,resources and economic value of land and outside of economic theory;The third part is research of transference mode,including linkage theory in transference mode of application and demonstration;The fourth part is price setting for land transference,including construction pricing models and empirical research;The fifth part is the conclusion part, including the main conclusions of this study and research shortcomings.
