As the new increasing point of the national economy in our country, real estate industry develops continuously and healthily. As a result, real estate corporation which is part of real estate industry is brought prosperity. However, in the same time, no matter what external environment changing fast or corporation' s developing requirement, which challenges real estate corporations. The first chapter introduces the research background, reasons and methods, domestic and oversea research, and the outline of real estate;the second chapter presents strategic research theory of core business and core competence;the third chapter discusses the definition, characteristic and how to define of real estate core business and core competence;based on the above discussion, the fourth chapter treats how to set up real estate corporation' s core competence;the fifth chapter discusses how to set up real estate corporation' s core business;the sixth chapter, regarding Expo Xing Yun real estate corporation as example, presents the corporation how to set up core business and core competence.By the above analysis, this thesis can reach a conclusion, that is, today that is led by market-oriented economy, strategy making must base on core business, and center around core competence closely. In consequence, corporation sets up business weave which is oriented by core competence. In final, forming good cycle likes this: good business structure generates from real estate corporation' s core competence, and good business structure promotes core business' s formation, on the contrary, core business can cultivate and consolidate core competence.
