| As a carrier of urbanization, land plays a very important role in the urbanization process. Accumulation of the urban population, infrastructure construction and industrial restructuring will involve the re-allocation of land resources. Therefore, the level of urban land use efficiency a key factor that decides the quality of urbanization process. At present, in the process of rapid urbanization, there are some question, such as irrational urban land use structure, excessive and urban extension and expansion of urban land use intensity is low and so on. So, the study of the economic efficiency of urban land use and its influencing factors has a practical significance to the achievement of sustainable urban land use and the process of urbanization.By review of theory and research, based on the connotation of urban land use economic efficiency, this paper select 7 index such as, the built area,fixed assets investment, local fiscal expenditure, tertiary industries practitioners, financial income, per capita GDP, the output value of tertiary industry from input and output two angles. By using 2000-2009 10 years of panel data of 18 prefecture-level city in Sichuan Province, with the help of data envelopment analysis, the lasted Analysis and regional differences analysis is done. On this basis, the paper used Tobit regression model studied influence factors of urban land use economic efficiency in Sichuan Province.The main conclusions:(1) From 2000 to 2009, the economic efficiency of urban land use show a "W"-type fluctuations in Sichuan Province,,which is in a more efficient use of state, but with the most Optimal level is still a certain gap. Pure technical efficiency has little effect on the overall efficiency, the integrated efficiency is mainly affected by the scale of efficiency.(2) From 2000 to 2009, the economic efficiency discrepancy of urban land use is large in Sichuan Province. Through the different cities of Sichuan urban land use efficiency study found that the level of urban land use efficiency not only have to with the investment level of production factors r, but also with the application of the rational combination of various elements,and have no direct relationship to the size and level of city.(3) Tobit model shows, the level of urban economic development, urban fixed asset investment, scientific research and geographical differences in the economic efficiency of land use had significant positive effects, while the land size has the opposite effect; urbanization and urban industrial structure, no significant value for efficiency effects.(4) In order to improve the economic efficiency of urban land use, Sichuan Province has to optimize urban planning and design, increase capital investment, tap the potential of urban land, adjust the land use structure and so on. |
