Research On Design Phase Cost Control Of Construction General Contracting Projects

With economic globalization, science and technology developing rapidly, construction projects become larger and more complex functions, require more highly and relate to wider aspects. General contracting pattern, which can provide socialized, specialized and commercial service, is increasing attached importance to by project owners and engineering companies.In the whole process investment control of general contracting projects,Cost control at the design phase can effectively reduce engineering cost,enhance the investment benefit,play the important part in promoting China's construction market healthy, sustainable and stable development by use of pre-control thought,so how to identify and control engineering cost at design phase effectively and reasonably becomes an urgent problem. Based on the former studies of cost control, which is the design phase of general contracting projects. The article, combined with a general contracting construction project, study the cost control in-depth analysis, which is the general contracting projects at the design phase.Based on the perspective of the construction general contractor, In addition to the traditional cost control methods, such as: AHP_ fuzzy comprehensive evaluation method, quota design, value engineering, life cycle cost, according to the characteristics of general contracting pattern in the design phase, the thesis proposes contract management, feasibility studies, concurrent engineering, constructability, procurement management, which are related to engineering cost. concurrent engineering was used in aviation, aerospace, machinery .applied in this thesis aims to implement the integration, cross-collaboration of the design, procurement and construction , and the designers work collaborative. These theory are applied in the cost control of design phase, so starts thinking about cost control of design stage from the tender bid negotiation stage, take full account of the relevant factors that about cost control in design phase. achieve cost control of design stage reasonable and effectiveness. In the quota design, according to the shortcomings about the quota design total amount assigned to the various components of the project unreasonable, the thesis proposes the total contract amount assigned to the various components of the project more rationally by value engineering principle.With an example of general contracting construction projects, this thesis illustrates how to use the mentioned methods of cost control for cost control specifically. Finally, this paper brings forward the effective countermeasures and suggestions of improving the cost control of general contracting construction projects during design phase. The combination of the recommended countermeasures/suggestions and the the mentioned cost control methods constitutes an effective system for cost control of general contracting construction projects during design phase.
