| Land resources in China are highly scare in quantity and non-renewable in quality, which is one of the basic characteristics of land resource itself. Urban land price is the core index of urban land market information and an important index of macro market economy environment. The land price evolvement is a dynamic spatio-temporal process. It has two features, namely temporality and spatiality. In western academic field, research from this perspective is already mature. However, in China related empirical research is not rich and deep enough due to the lack of data.Based on the price of operation lands from the year 2002 to 2010 in Wuxi, this thesis builds up a digital land price model, which combines temporal and spatial information to a two dimension model. This thesis implores the spatio-temporal evolvement feature and rules of land price in Wuxi in statistics, economy and geostatistics methods.This thesis is composed of 3 parts, including 6 chapters.Part one includes chapter one and two. This part describes the research method and theoretical bases of this thesis. Chapter one is introduction. In this part, the author introduces previous global research on spatio-temporal evolvement of urban land price. By applying similar research method and model, the author also introduces the background, purpose, methodology and innovation of present research.The second part is the most important part, which includes chapter three, four and five. This part makes empirical research on the spatio-temporal evolvement and result of present research in Wuxi. Therefore, the author reveals the spatio-temporal allocation feature and evolvement rules of urban land price and analyzes the main elements that affect the spatio-temporal allocation of land price in Wuxi.Part three is Chapter six. It is the summary to the present study. The author summarizes the result and prospect of this thesis. The author outlines the land price development trend in Wuxi and provides strategic suggestions.Generally speaking, the operation land in Wuxi is increasing rapidly. From spatial structure perspective, the evolvement is turning from single-core-radiating model to multi-core model. This is in line with the plan of the city. The land prices inverse with their distances from downtown. This phenomenon follows the rule of distance decay rule. In a short term, the land price increases slowly and land price is steady. In a long term, the real estate market in Wuxi embraces great potential. Land price will keep the upward trend in the medium to long term development. |
