ABSTRACT: At present, the intense land resources and traffic congestion has become an important factor in restricting development of large cities, with the rapid development of the city during China’s accelerated urbanization process. The integrated development of urban rail transit and its surrounding land is an important way to solve these problems, one of the ways the major cities in the attempt. However, it still has many problems need to be solved to make the integrated development come true, of which a reasonable intensity of land development around the urban rail transit station is an important issue. Therefore, this dissertation focus on land development intensity around urban rail transit station, it’s based on the relationship between urban rail transit and land development and the principle to maximize the use of urban rail transit function.The dissertation analyses the domestic and overseas research on the relationship between urban rail transit and land development, and the land development mode around urban rail transit station. Through the analysis to learn the theory and method, know the basic relationship between the urban rail transit and land development, to provide helpful groundwork for this dissertation.The dissertation researches the relationship between urban rail transit and land development through theoretical analysis and case studies. From the theoretical analysis and the data analysis of land development cope around the Hong Kong MTR, we know that the land development cope around urban rail transit station is from660m to730m, and the primary scope is from300m to350m. From the theoretical analysis and the case study of the land development around Hong Kong MTR station, we know that commercial, official and residential are three main land use type that around urban rail transit station. From the data analysis of land planning and development around Hong Kong MTR and Taipei MRT stations, we know that urban rail transit can enhance the land development intensity that around it. Show the impact of different land use type on passenger of the urban rail transit stations and the line section through the data analysis of the Beijing subway passenger and land development. From the case study of Longze station and Beiyuan station of the Beijing Subway line13, we know that the land more closely to urban rail transit station and use intensity more high, the urban rail transit passenger more high.The dissertation researches the calculation method of land development intensity around urban rail transit station, based on the research before. Making land development can meet the needs of human activities to maximize as the objective function, making the urban rail transit capacity and traffic demand balance as the constraints, establishing a linear model. According to the character of calculation model and urban rail transit passenger to make assumptions and simplify the model. Using the simplify model to calculate the land development intensity around the Beijing subway Line Daxing to verify the rationality and effectiveness of the model, and analyzing the impact of land use type on land development intensity around urban rail transit station through the results.
