China is at present in the process of high-speed urbanization, it is also facing theproblems of transformation of development and the significant change of urbanmorphology. In order to alleviate the pressures of population, land and motorization,the development of Rail Rapid Transit is becoming an acceptable and important way ofsolving the problem in China.The study on the Rail Rapid Transit’s influence on thecommercial space can not only provide some new content for the Commercial NetworkProgramming, but also can improve the problems, explore the possible models for thefuture development, and advoid the waste of resources due to the disjointed planningand blind construction. Changsha began the construction of rail rapid transit inSeptember,2009. The anticipated effect caused by the construction and thedevelopment trend have been highlighted. The advance of the development ofcommercial activities and the transformation of urban space development are bothproviding an important background of research, and it makes the case study ofChangsha typical and representative.By using some relevant theories, it analyzes the evolution of commercial space inthe city of Beijing, Guangzhou and Shanghai based on the development of Rail RapidTransit, it summarizes that Rail Rapid Transit influence the commercial spatialselection through three levels includes “the effect of new space-time dimension, trafficnetwork and transfer system, the model of land use”, meanwhile, being coordinatedwith of the trend of the commercial space structure development and the direction ofgovernment-led policy, it promoted the change of the distribution of commercialcenters, hierarchical structure of commercial space and the constitution of newcommercial space, then it points out that a polycentric commercial space along the axisis being generated.After summarizing the mechanism of the transit’s influence on the commercialspace and key factors through case studies, the dissertation investigated “the evolutionof commercial space in Changsha, rail transit construction and the change of spatialelements exerted by it, commercial network planning and related policies”. It analyzesthe influence at the present stage and reconstruction trends based on the developmentof the Rail Rapid Transit in the future. Finally, it raises some proposals from theaspects of planning management, the design of transfer center and commercial space, and suggests that “a compact, polycentric, network ordered structure along axial lines”should be the development trend.
