Study Of The Rational Residential Housing Price In Chengdu

Since the implementation of housing-reformation in China, the real estate of all the big cities grows more quickly and quickly. Now it has grown to be a pillar-industry in the national economy. Because of the tertiary industry has high relevance with the building trade, building materials industry and the others, it plays a vital role in the national economy. After ten years of development, sales of new houses become the principal means for townsfolk to solve their living problem and improve the housing conditions. But in recent years the residence-price of many cities goes up quickly. House-prices have become the focus of attention of the whole society. Also become a hot argument in the academic circles.The reasonable residential-housing-price is not closely related with our lives, but also ensures the healthy development of the national economy or the real estate. Based on the theory and practice experience at home and abroad, this paper researches the forming mechanism of the residential-housing-price and discusses the rationality of the house prices. I use AHP through three aspects (the formation of house-prices, purchasing power of residents and coordination of economic system) to establish a comprehensive evaluation model about the rationality of residential-housing-price. Meanwhile, I make a positive analysis for Chengdu’s house-prices by using the model. The objective of this paper is to provide a simple and effective method for helping the people estimate the house prices rationally. And provide the government some reasonable suggestions about the adjusting policies of the real estate according to model-results for the benign development of markets.
