| An economic activity in which capital owners invest their capital into the real estate industry in order to obtain the expected return in the future is called real estate investment.How to accurately evaluate the real estate investment environment,the correct choice of real estate investment area,so as to avoid the investment risk for real estate enterprises have a certain practical significance and research value;the same time the correct evaluation of the real estate investment environment for investment to effectively improve their investment environment Has a vital significance.Based on the investor's perspective,this paper first discusses the significance of the study on the investment environment of real estate industry,and summarizes the relevant research results both at home and abroad.Secondly,according to the theory of real estate investment environment,the author analyzes the main environmental factors that affect the real estate investment,and draws six factors(natural social environment,market environment,economic environment,financial environment,consumption environment and infrastructure environment)which affect the real estate investment environment.To establish a more scientific and reasonable real estate investment environment evaluation index system for the comprehensive evaluation of urban real estate investment environment provides a platform and framework.Finally,the research methods of the investment environment of the real estate industry are analyzed,and the entropy method and the cluster analysis method are used to analyze and evaluate the investment environment.The entropy method and the cluster analysis method are used to build the real estate investment environment Evaluation model.Based on the data of 2015,the author uses the entropy method to evaluate the real estate investment environment of 11 cities in Hebei Province,and obtain the investment of real estate in Hebei province.And then analyzes the characteristics of investment environment in each region,points out the direction of improvement and improvement of investment environment in the future,then analyzes the preliminary results of entropy method by cluster analysis method,and gives the information of Hebei Province And then divided it into five types of investment areas,thoroughly studied the status of urban real estate investment,evaluation of Hebei Province,11 cities in the real estate investment environment,and then put forward the direction of future efforts for the development of Hebei Province 11 cities to improve the real estate investment environment to provide decision-making information,butalso for real estate investors in the city area to provide realistic theoretical basis. |
