In recent years, the real estate industry in China developed rapidly, and become a basic industry to support national economic development; real estate industry is a high i nvestment, high yield and high-risk industry, attracted a lot of money from the accelerati on of Chinareal estate development; However, over-investment in the real estate industr y and will certainly cause the emergence of a real estate bubble, which also makes the in vestment risk of real estate projects will greatly increase. The one hand, the real estate i ndustry has a strong technical, professional and comprehensive features, relative to othe r industries, the real estate industry also has a large amount of investment, poor liquidity and the long investment cycle, and so on unpredictable factors more; the other hand, Ch ina’s real estate investors’ risk awareness and risk identification ability is quite weak, wh ich to some extent, also increased the risk of real estate investment. Therefore, the real e state investor must strengthen risk management of real estate investment, in order to mi nimize the risk, in order to obtain more income.Article is based on the above starting point, from the perspective of investors of re al estate projects to specific real estate projects in Linyi Ginza project the case of invest ment risk management analysis; from the risk management process, Linyi Ginza project risk identification, risk assessment, risk response (strategy), the four aspects of risk con trol depth and comprehensive analysis of the theoretical value and practical guiding sign ificance. First of all, the whole process of investment risk based on the life cycle of real estate projects, from the investment decision-making, construction, preliminary, constru ction and leasing of the sale of four phases on the the Linyi Ginza center project risk ide ntification, followed by the application of fuzzy comprehensive evaluation model Linyi Ginza center project investment risk assessment, and finally the the Linyi Ginza investm ent risk response (strategy) as well as risk control measures.
