Nowadays, in our country, with the rapid development of economy, aggravation of population problems and expansion of urban area, the capacity for the city is reaching the maximum limitation. Furthermore, it starts to expand to urban periphery. During this time, remodeling old village starts to form on board. They mainly choose the way regarding to the collaboration between local village union and real estate developers by dismantling the old residential area and building resettlement and low-income house, which makes room for the developers to make the most use of the rest of the land and as a result help the tertiary industry and third industry put into motion. Meanwhile, remodeling the old villages can increase the productivity of the land and further benefit the residential environment; more importantly it can improve the condition regarding to disarrangement of the property. However, due to the high investment, lone period, vital profit of the people and deficiency of relevant law, it arise lots of problems. Furthermore, there is a massive risk of economy and society.This article will mainly talk about project risk management theory by introducing the example of cooperation between village and real estate developers in terms of remodeling the villages of Y. By inside research and program relevant policy and analysis of the issues occurred with the process, managing to do the risk management study of remodeling old villages’project from the perspective of risk management in the entire life cycle processes, using a mixed analysis and research regarding to system analysis, dynamic analysis as well as a combination of qualitative and quantitative research methods, furthermore, establish a comprehensive and systematic research of risk identification, assessment and risk response mechanism of remodeling the villages. By means of cycle risk management research, conducting framework of specific risk management of remodeling old villages, including project risk management objectives and risk management organizations, as well as the risk management process, the establishment of a relatively complete set of the old village reconstruction project risk management mechanism and platform, to provide a reference for the transformation risk management. The main contents including objectives and organizations of project risk management as well as the risk management process, the establishment of a relatively complete set of the old village reconstruction project risk management mechanism and platform, to provide a reference for remodeling old villages project risk management. The main contents include:The first chapter. Preface. Describe the background, purpose and significance of the study as well as the main content and methods of the study, this article mainly uses the system analysis, dynamic analysis and a combination of qualitative and quantitative research methods.The second chapter. The basic theory. Discuss the basic theory of project risk management, research status, departure from the project risk management theory, expounded the theoretical foundation of risk management of cooperation between village and real estate developers in terms of remodeling the villages project.The chapter three. Background analysis and risk management approach of remodeling of Y villages project.The chapter four. Identification and assessment of whole life cycle of Y old village remodeling. With this case study, to identify the risk of the project life cycle processes, assess and make recommendations for its project management.The chapter five. Measure of whole life cycle risk of Y remodeling old village. By researching and discovering the issue of risk management to raise the level of risk management to improve project implementation process.The chapter six. Conclusions. According to content talk above, summarize the article, discover the insufficiency and promote the suggestion for future research.
