Research On Effective Utilization Of Land

Population of China is ranking No.1in the world, while the individual occupancy is quite low. With the rapid development of our economy, urbanization steps are also continues to increase, at this stage, China’s urban construction is speeding up. Some of experts forecast that China’s urbanization will reach over60%during the thirties of the21th century. The building of "Metro" has become widespread urban phenomenon. To relieve the pressure of land supply, we have to make the reasonable and scientific forecast of the scale of land use, and efficiently utilize each plot.Beijing, the capital of China, sets the national political, economic, cultural and financial center all in one, which is the representative of successful Metro city. Based on this background, this paper studies the important factor of land for building Metro and their action mechanism using principal component analysis method. Then it estimates the future demand for construction land by the construction of the Metro forecast model. At last, it makes a reasonable evaluation. In this paper, the main factors and land demand forecast model are very important to the reasonable planning in Beijing.
