Real estate project management is complicate and full of risk．The real estateinvestments not only have long period，large funds capacity and the strong region，but also involve wide knowledge and complicate relationship．All theses caused thehigh risk of real estate investment．Specially，in the risk management during mebeginning of investment decision of real estate project，all the factors are ambiguous，the uncertainties of the factors are the most，and the risks of this phase are thebiggest，so exhaustive and scientific risk analysis is necessary．We should analyze thefeasible of the project，calculate and value the technique plan，development plan andoperate plan of the project，study the feasible of the project，select and locate thedevelopment plan，analyze the investment plan．At present，the risk managementduring the beginning of investment decision of real estate project is relative weak inchina．So the real estate company must well know and evaluate the risk during thebeginning of investment decision phase，control and guard against risk utmost．Through the study of the risks and influence factors which may appear in thebeginning of the investment decision phase of real estate project，combining with theproject of B real estate company as a case study，this paper systematic studied therisk，which may appear and detailed analyzed the risk identify, risk Valuation，risktransfer and risk control in the beginning of the investment decision of real estate，meanwhile，we suggest a more practical manages measure for real estate investmentdecision．...
