Urban rail transit is a large capacity rapid public transport, bring greatconvenience to passengers, while also saving the city land, reduce urbanenvironmental pollution, and the development and commercial development of theland along the thriving.However,part of the benefits of rail transportation been unpaidoccupied by land developers, government and passengers has to pay such a highcost.To resolve this contradiction, it is necessary to restore part of the value-addedbenefits of rail traffic as rail transit construction and operating costs through someform,to relieve the burden of rail transport enterprise by operating and rail trafficutilization by fares,thus achieving virtuous cycle of development of China’s railtransportation.In order to achieve these goals,this article will study the landvalue-added benefits of rail traffic, and to explore the land value-added benefitsRestore Mode,looking forward to providing objective scientific basis for the relevantdepartments formulating restore policy of the land value-added benefits of urban railtraffic.First, through the analysis of urban land rent theory and urban rail transportproperties, come to the construction of urban rail transit has a very large positiveexternalities.And drawn by the theory of the asset value and the case of Hong Kong,Japan, land appreciation is the biggest positive external benefits of urban rail transit.Second, empirical analysis of urban rail transit influencing the value of the land,the surrounding residential real estate values and the real estate value of thesurrounding office, commercial real estate values, and the surrounding propertydevelopment,draw the construction and operation of urban rail transit bringsubstantial added value of the the track surrounding land and property value,andvalue-added amplitude is positively related to urban rail transit construction andoperation level.Again,through the introduction of the incentive compatibility mechanismapplication in urban rail transit and land value-added benefits return mode,jointdevelopment mode that can effectively integrate two kinds of resources on land andrail transport,give full play to the land and the benefits of rail transit,To realizemaximum benefits of the whole rail transit system. At the same time though drawinglessons from rail transit and land comprehensive development case of some typical cities at home and abroad,draw rail transit and land comprehensive developmentexperience.Finally,the paper explores the rail transit site land development intensityoptimization model,and with chongqing light rail transit line6as an example forempirical analysis.Take Ranjiaba station as an example to optimize the sitesurrounding land development intensity,adjust the development volume rate ofdifferent types of properties in commercial office property, commercial property andresidential property, puts forward a variety of development program,in order to meetthe needs of different planning target.On the basis of analysis the site surroundingproperty Ranjiaba development situation,Make the site peripheral part of the landdevelopment plan.
