Study On The Modular Pricing Model In The Residential Engineering Based On Modularization

With the development of science technology in the construction industry and the construction market continues to advance, there is a new trend in the construction industry. In the context of the promotion and application of Building Information Modeling (BIM) technology, construction products industrialization, modernization construction enterprises, our current project cost management and cost management model pricing method showed a lot of discomfort of the Department. It affects residential construction investment control and engineering cost management. Therefore, according to the requirements of the general idea of BIM and Industrial production for modular construction products, this paper reforms the pricing model and establish a residential project cost based on a modular system of indicators. For residential construction units, design units, construction units and government departments and other relevant units of cost management, it has important guiding significance, while for promoting the residential industrialization, BIM technology promotion it also plays a positive role. So, this paper proposes a modular project valuation models and conducts a comprehensive analysis of modular housing construction cost index system.In this paper, for the study of ordinary residential engineering, by modular deconstructing residential engineering, this paper forms a modular system for building a framework of modular cost index system. Based on the above, it combines statistical indicators calculated and updated theoretical analysis method to design the indicators of each module, and then, build a modular residential construction cost index system. Finally, this paper proposes measures and recommendations upon the existing imperfections in the establishing of index system and the promotion and application of index system.
