Research On Price Issue Of Compensation For Urban Removal From Original Residences

In recent years, the dispute appeared in the urban housing demolition hasgradually become the focus of attention. Tracing the source, the main cause of theproblem is the demolition of unreasonable compensation price setting. Based on thepresent situation analysis of our country urban-house removing compensation price,this paper suggests that urban-house removing compensation should adopt thereserve price, and through the preferences reveal mechanism determines reasonablecompensation price by theoretical analysis.Firstly, through the analysis of the commercial demolition and administrativedemolition,this paper points out the difference between China’s urban housingdemolitionand commercial demolition, and through the theory analysis of definitionof public interest and the principle of compensation, laying the foundation for thetheoretical analysis below.Secondly, this paper analyzes the current situation of urban-house removingcompensation.Through analysis,this paper suggests that there are three aspects ofthe problem in the urban house dismantlement: the business and the administrativedivision is not clear, compensation pricing standard is not reasonable andcompensation price is not reasonable.Thirdly, this paper analyses the relocation compensation in accordance with thereserve price compensation, obtained that reasonable compensation in accordancewith the reserve price, then through analysis of the preferences reveal mechanism,provides a theoretical and practical aspects of how to determine the reserve price forrelocation compensationbasis, supplies the theory and the basis of reality that how todetermine the provided.Finally, based on the case study of garden street reform and through policy textanalysis, this paper points out the problems, and puts forward the correspondingpolicy combined with the related theory of this paper.
