The rapid development of Chinese urbanization become one of the most important theme of social development in contemporary China. Urbanization is a development process that traditional rural society turns to modern urban society, it is a social concept including economy, polity, culture and other aspect, and the most important and intuitive performance is that population migrate and aggregate to the towns. The immigrants of rural population not only improve the existing system of urban, expand the scale and optimize the structure, but also make some new small and medium-sized towns have sprung up and developed, increase the number of towns.Because of the rapid development of urbanization in our country and large numbers of rural population agglomeration, Urban housing problem once again become the focus of attention which related to people’s livelihood. This will undoubtedly promote the big cities and small towns need to provide more and better housing, and increasing housing consumption demand is still the main melody of China’s real estate market in a long period of time, it also directly affects the formation of the new pattern of housing market.Urban housing consumption demand is related to the housing market activity, the development of the real estate housing market need to save the problems of residents’ housing demand properly. Housing consumption demand is affected by many factors:for national level, there are the level of national economy and urbanization, relevant policies and incentives; for housing market level, there are the supply of land resources, the price housing, the proportion of investment for affordable housing and so on; for household level, there are residents’income level, consumer spending level, especially the housing consumption expenditure. From the Angle of urbanization development influence urban housing consumption demand studying urban residential market’s development path, not only can help urban real estate industry develop more scientific but also become an important perspective to plan whole region economy development at the same time. In the process of rapid development of urbanization, in order to achieve healthy and coordinated development of urbanization and city real estate industry in new era, China’s real estate industry should comply with the right trend; grasp the urban housing construction growth for housing consumer demand.This article is based on the background that the18th Grand Central Economic Work Conference put urbanization as one of the six economic priorities, and it is expected to become one of the greatest driving forces to promote China’s economic development. The article has studied the important impact of the accelerated development of China’s urbanization on city real estate market’s housing consumer demand. In the rapid development of national economy and the increasingly changes of international and domestic situation, the housing problem and the urbanization development have become the theme of The Times, national development and people live and work in peace and contentment have become top priority issues. Implementation rural urbanization of population migration, guarantee the residents live and work, improving farmers’ living standards and breaking urban-rural duality economic structure are become our best ways to make urban-rural healthy, overall and harmonious development.Based on these issues, this paper combines the theoretical analysis and empirical analysis, through time series data samples, using DEA method to build model, study on specific impact of urbanization on China’s urban housing consumer demand comprehensive and systematic...
