Since the beginning of2010, the State Council issued the regulation of the real estate market continuously, which together with the market regulation is urged all localities to strengthen the housing security work, especially to accelerate the development ofpublic rental housing. However, how to avoid the planned economy period "public houses by" low efficiency, fairness and sustainable operation and other issues, to avoid the housing welfare Road, the realization of public rental housing and efficient and sustainable operation in the environment of market economy, is a major theoretical and practical questions.Public rental housing pricing is a diversity of objective decision making system, the relationship to the government’s financial burden, social investors’ return on investment and economic security objects affordability. This article first public rental housing related systems, pricing principles, factors such topics were reviewed. Then on the basis of the existing studies are summarized in developed countries and regions pricing theory, and our typical urban current pricing approach. In analyzing the pros and cons of various pricing methods proposed on the basis of "market pricing, sub-file subsidies, rent supplement separation" principle, GIS-based anti-IDW interpolation method estimates the market rents of public rental projects, according to residual income method strike protection crowd affordability, according to income differences give different monetary subsidies to the actual payment of rent affordability matched pricing mechanism, and an example of a project in Hangzhou calculus.Finally pricing mechanism supporting measures and the development of public rental model’s recommendations.
