Land is the material foundation and an important carrier of urban development,with the rapid development of social economy and the deepening of urbanization level,the demand for urban construction land has been increased,but the total amount of land within the city is limited,which leads to the increasing price of various types of land.Urban land grading and benchmark land price assessment is an important work to master urban land basic data.Not only to provide a reliable basis for the government to strengthen land market management and land asset management,and it is of great significance to promote the optimal allocation of land resources,promote the upgrading of urban industrial economic structure and ensure the implementation of urban planning.Based on the urban land grading,appraisal background and significance,summarized the research status at home and abroad,on the basis of Ruichang city urban area,in accordance with the requirements for land grading and evaluation,the integrated use of geographic information technology and statistical methods,this paper conducts two rounds of land grading and evaluation work in 2011 and 2016,and analyzes the results of two rounds,finally obtains the following results:(1)Based on the actual situation of Ruichang city urban land using,combined with the expert opinions,this paper identifies land grading factors system which including commercial,residential and industrial land in 2011 and 2016.(2)Through the investigation and data collection,this paper conducts the land grading factors affecting evaluation study in 2011 and 2016,and uses the multi-factor comprehensive evaluation method to divide land level,adjust and test the achievements.Ultimately it determines the area of three types of land use land level.(3)Under the guidance of theory and principle,this paper calculates and fixs sample land price,checks and eliminates some sample points.Ultimately it determines the three types of benchmark land price in 2011 and 2016.(4)By comparing the results of two rounds of land grading and land price assessment in the city of Ruichang,the two rounds of results have been found to have significant changes in the evaluation scope,land level and land benchmark land price.Compared with the results in 2011,the 2016's assessment scope is reduced,but all kinds of general land grade and standard land price is on the rise,the main reason is Ruichang city urban area in recent years the rapid economic development,urban internal construction gradually improvement,and the impact of government regulation and control policy.Research thinks,the updated research in the original data acquisition and processing,land grading index selection and approval,grading assessment techniques and approaches,land price dynamic assessment system build,etc remains to be further improved.
