With the development of our economic systems reformation,especially land’s Usingsystem reformation,our concept about land’value has changed greatly.Land is not only basicconditions of society substance production,but also large wealth of our society.land markethas become a regional development of an important factor in the price of land as the landmarket system, the most representative and sensitive elements, has been running the core ofthe land market. Dynamic changes in land prices reflect not only the land market supply anddemand situation, but also the city’s economic development and land use status indicator.As a benchmark land price assessment before land grading, impact assessment, in orderto get a more realistic benchmark land, In this paper, based on the the L-F model land gradingwork, combined with the objective and subjective to determine the effects of given the levelfactors factor weights and Lu yang Lake comprehensive Development Zone of modernindustrial land grading standard land price evaluation as an example has been studied.
