The Study On Evaluation Of Land Intensive Utilization For Old Town Of Hefei City

Old town has been the focus of urban construction, and its stability affected the sustainable development of the national economy. Land is the basis for human survival and development factor which also carrying the socio-economic development. However, the limited supply of land resources has hindered the development of the old town in the current process of urbanization. This research aim to work out the way to promote the efficiency.Based on a large gathering, combing the relevant research results, to conduct the thorough research to the land intensive land utilization efficiency of Hefei old town. First of all, location theory, land rent theory and the theory of diminishing returns as the theoretical basis for the establishment theoretical framework, and secondly, the DEA model was employed in the ranking sequence evaluation and total efficiency analysis for the old town. Again, from a qualitative analysis of the factors that influence efficiency old town’s land intensive utilization, and through regression analysis on influencing factors of land use and influence degree impact on the sample of the old town of Hefei for quantitative analysis. Finally, put forward a optimization strategy for Hefei old town land intensive utilization.Specific conclusion include the following aspects:Firstly, in the evaluation of old town calendar year’s ranking in Hefei and the comprehensive ranking indicates that effective DMU proportion is low, less than20%, the space of intensive land use efficiency is big. Secondly, the intensive land use efficiency of Hefei old town slowly growth, to improve the efficiency of intensive use of land, production should be adapted to the current input density level. Thirdly, through its wholly-efficiency analysis, the results indicate that the old town high scale efficiency, the comprehensive technical efficiency is low because of the pure technology on the low side. Per unit of land resource use efficiency is not enough, in the future development the government need to pay attention to keep the scale of all existing inputs and pure technical efficiency of ascension. Fourthly, the old town of intensive land use efficiency depends mainly on labor input, much larger than the investment of capital and land. In the future development can focus on improving the quality of labor and labor structure.
