Design the post development real estate enterprise has very important significance toreduce construction costs, real estate enterprises to improve the quality of the products andenterprises to obtain competitive advantage.Competency based on the real estate development and design staff as the researchobject, construct the competency model fills the gaps in research and development designposition of real estate enterprises.The thesis adopts the methods of literature study, recruitment information analysismethod, semi structured behavioral event interview and questionnaire survey method.240questionnaires, to Shandong Province, Longhu Vanke, green land, home to more than adozen Huarun state-owned and private real estate enterprises, data processing was analyzedby the software of SPSS17.0, the competency model of R&D personnel of real estateenterprises. AMOS17.0is used to model the confirmatory factor analysis, the evaluation ofthe performance of prominent persons, to further improve the model.Conclusions: the competency model by professional knowledge and skills,management innovation ability, interpersonal cooperation ability, value orientation and thetask to control the5factors of R&D personnel, professional and technical, managementability, interpersonal communication, process control, initiative21competency elements;enterprises should pay more attention to the professional knowledge and skills aspects ofthe culture and value orientation; the real estate enterprises to improve employeecompetency recommendations in the recruitment, training and performance appraisal.The innovation of this paper lies in the design of R&D personnel competency modelof real estate enterprises, summarized to enhance R&D design personnel competencymanagement recommendations.
