Study On Schedule Risk Management In Resettlement Housing Project

Resettlement housing project which has some characters with large investment, longcycle, policies and involving many stakeholders is a special kind of construction projects.With the development of the society and the guidance of national policy, social demand forresettlement housing continues to improve. The management of schedule, quality, safety, costin the project attracts much attention of the whole society. In the project construction processthere are many subjective and uncertain objective factors affecting the execution of theschedule and producing schedule risk. In order to reduce or avoid the impact of schedule riskand ensure achievement of schedule goals, schedule risk management should be throughoutthe entire progress of project construction.Introducing the risk management theory and fuzzy mathematics theory into theresettlement housing project schedule management process, this paper follows the riskmanagement process to study. On the basis of in-depth study of the risk, risk management,schedule management and other related theories, combining the characteristics of resettlementhousing projects and the problems weak links existing in the construction process, thispaper specifically discusses the risk identification, risk assessment, risk response, riskmonitoring. Using literature frequency statistics method, questionnaire investigation, expertinterview method to identify the resettlement housing project schedule risk factors, afterseveral rounds of screening and in-depth analysis on the risk factors, selecting5first-levelindexes,15secondary indexes and50three-level indexes, establishing resettlement housingproject schedule risk evaluation index system. Using AHP and fuzzy comprehensiveevaluation method to quantify the risk factors and their fuzzy relationship, establishing thefuzzy synthetic evaluation model of resettlement housing project. The key risks and projectrisk level of an actual project are achieved by using the model to evaluate it. After the analysisof resettlement housing project schedule risk, discussing risk prevention and countermeasureand putting forward a few suggestions, hoping to provide reference for project managers.
