Typical Green Residential Construction In North China Benefit Analysis

With the development of the city, the improvement of people’s living standards and condition, the promotion of green building concept, the green building with energy-saving, low-carbon and environmental protection gradually gaining attention.But some developers have overestimated the cost of green building construction,underestimate the benefit, and to mislead consumers, green building equal to the high cost of housing, high-grade building, takes this as a publicity stunt.Therefore, this article through to the typical green residential project in north China, to analysis the benefit of the incremental cost(as opposed to building energy-saving 65%) and economic environment of green building. From the five aspects of the section, water saving, energy-saving, material saving, indoor environment to quantitatively analyze the incremental cost of green building and the economic environment benefit of green building.On the one hand, to guide and encourage developers to green residential construction actively, to create a group of complete infrastructure and ecological benign cycle,fresh and livable environment, comfortable and convenient green village,create healthy and comfortable living environment for residents, drive the new housing project improve quality;On the other hand, through the reasonable selection of suitable green technology to provide powerful economic data for the development process of North China in the future. At the same time to provide the relevant policies and standards for green building development, and based on what green building incremental cost and economic evaluation, establishing reasonable pace and scale of green building in North China development.This paper mainly studies the following aspects:(1)To make the investigation and study of selecting of the typical green residential project, summary and organize the choices of evaluation indices and items by the projects(for control is to declare the premise of green building, must meet the index,so this project focuses on the analysis of general items and preference) and the keytechnology;(2)Through the actual case, analysis of the technical measures and indexes which reporting rate and pass rate higher; and the technical measures and indexes which reporting rate is low and the technical means difficult to achieve.(3) On the basis of its construction / equipment costs survey, analyze the incremental cost of the technical measures adopted green building;(4) Use the market value method to calculation and analysis the measure the economic and environmental benefits of mainly technical measures used in green building.
