With the aging of our country’s population, family size’s narrow and structure change, more and more people need to get out from home-based care mode, social pension mode is imperative. While most of the pension institution exists in the market now still remain in traditional nursing homes, senior homes, aged apartment, etc, without considering older people’s need in medical care, living assisted, cultural and entertainment, etc, not to mention the healthy living environment for the elderly remand, the demand of endowment real estate’s develop with fully equipment is increasingly important. However our country’s endowment real estate is at its initial stage, the suitable mode for our country’s endowment real estate development is still in groping, its development and operation mode is also immature. Based on the status quo, it is necessary to start from endowment real estate’s feature and draw lessons from foreign mature experience to explore the suitable endowment real estate’s development and operation mode for our country’s situation.First on the basis of referring to a large number of literature and induction analysis, this article based on the character that endowment real estate project’s huge investment scale, long payback period, need to integrate various types of social resources serving for the elderly, a single enterprise can’t include every link of old-age service system, etc, try to use the architecture of cross-industry strategic alliance to contact its ideology of resources integration, risk allocation and win-win cooperation with senior housing’s late complex operation management, hope to fix senior housing’s development and operation. Then based on the theory of cross-industry strategic alliance, and combined with American’s “entire financial ecosystem” and the successful experience of Wanda “commercial real estate orders” mode, through the combination of qualitative analysis and quantitative analysis of research methods, this paper tries to build up the our country’s development and operation mode pattern of cross-industry strategic alliance in senior housing which throughout the whole pension industry chain, and carried on the deep analysis from four aspect: union’s main participants, union’s operation, union’s management mechanism design and risks which it will be facing. At the same time combined the differences and similarities between almighty developers mode and new mode, this article compared two model’s early financing and late operation management; furthermore compare and analysis two mode’s revenue under some assumptions, and concluded the property rental threshold of senior housing project under the new mode, provide a certain basis for senior housing project’s property rental pricing. Finally according to different risk preference, this paper designed the difference alliance agreement, and make comprehensive analysis and matching to union’s main participants’ risks and benefits under these different alliance agreement. Through the construction and deep analysis of our country’s new mode, this article aim to provide a new development and operation mode for our country’s senior housing’s develop, and also introduced a new idea of alliance for our country’s real estate enterprises.
