This paper is a combination of customer satisfaction theory and the service of higher education provided universities, using the structural equation model to investigate the satisfaction of college freshmen. In consideration of freshman’s living environment and conditions before college may influence their satisfaction of the learning and living environment that colleges provided. So the analysis of the Freshman’s Satisfaction Index is based on the three types of the freshmen who come from rural areas, county and metropolitan.This text firstly give an brief introduction for the knowledge of structural equation model theory and the development of the customer satisfaction theory.Then according to the characteristics of higher education service, finding out the hidden variable and the measurable variables of hidden variables that effect freshmen satisfaction. And by analyzing the causal relationship between hidden variables it comes to a conclusion that both the perceived quality and perceived value have a positive effect on satisfaction and satisfaction has a positive effect on loyalty. At the same time, the relationship between hidden variables and their measurable variables is analyzed and the structural model and measurement model is constructed, too.Finally, it analyzes the survey data obtained by using the structural equation model, partial least squares method, and the R language software. Then it comes to that the hardware facilities for schools, colleges and universities teaching management mode Satisfaction practical issues and assessment methods, curriculum, school culture and the human environment and learning lives of newborn have a greater impact factor on freshmen satisfaction.The second one is the evaluation of freshmen truly feel the higher education services provided by colleges and universities after entering college for their own efforts before the actual enrollment was reported to weigh feelings and after, as well as college prospects, social reputation and so on.While those three freshmen sample households from rural areas, county, metropolitan households also showed their own characteristics: the students from rural families cares more about the school’s reputation, and the students from the county and the metropolis are more emphasis on the development prospects of universities. Newborn home from the metropolis and the effect on the quality of teaching, teaching hardware measures and develop students’ practical ability, perception freshmen welcome work as well as significantly higher than students from rural areas and county.On the construction of campus culture and human environment perception, the students from rural families are significantly lower than students from the country and metropolitan families.However, in the professional ethics of teachers and teacher-student relationship perception, students from rural families are significantly higher than the students from county and metropolitan families.This paper’s conclusion can provide recommendations for the college to improve their overall level of competitiveness and sustainable development.
