With the development of our national economy, the real estate industry is also high speed development. However, the current development of our country’s real estate market is still not perfect. Formation of the corresponding department management mechanism is also not mature. There are many defects within the industry, leading to the presence of potential risk in the real estate market. Currently, the government can only be issued corresponding macro-control policies based on the market situation. This approach can only be a temporary solution, rather than to ensure the healthy and stable development of the real estate industry fundamentally. In this foundation Markov and3σ model have been introduced and established model to forecast real estate market in Harbin. The analysis result of demonstration showes thatThis article takes the macroscopic economical warning theory as the basis and real estate economical cycle undulatory theory; takes synthesizes simulation method an the master design. We have constructed the Harbin real estate early warning system. By real estate industry with national economy coordination relations, by real estate market supply and demand coordination relations and real estate industry interior coordination relations, we have established the real estate early-warning target system. Indicators preferred by cluster analysis. On the basis of preious studies, the preferred methods of mathematics, from2012to date, there have been colder in Harbin state of real estate. It must unify the market and the government regulations to maintain the Harbin real estate market healthy and orderly development.Demonstration analysis explained that the real estate early-warning system may carry on the appraisal to the city real estate development in the article. It also sends out the forecast and the warning, has the reference value and the practical significance to forewarning about the real estate market.
