With the diversification of urban land usage, urban construction land has more and more forms of property, the government successively adjusted the present situation of land use classification and the classification of urban construction, which objectively reflected the diversity of urban land property form. In the latest classification of urban land, commercial land has been divided into land use for commercial, business, entertainment and sports land, utility outlets, other service facilities. Although the nature of these sites belong to the same category, but with a different property forms, generate revenue can be quite different. But urban standard land price system is used in residential, commercial, industrial, integrated four classification systems, in standard price appraisal of these different types of form of property attributed to the same categories of measure, and does not further subdivided on different property forms, price differences among the various formats cannot be accurately reflected. To give full play to the guiding role of benchmark land price, and realize the maximization of the land value, this paper studied the standard land price under land usage subdivision, through research the calculation of accurate and effective land usage under standard land price level, further enriched the standard land use system, better guided urban land price management and parcel land price evaluation.This paper collected and analysed the data of Chengdu city commercial land leases from 2001 to 2012, and field surveys to collect different levels of retail rents, land assessment related technical parameters. Through analysis, income approach, sales comparison approach,this paper calculated the land usage under the subdivision’s commercial mode correction factor of standard land price level, discussed how to apply land price evaluation result into land usage subdivision.Main research contents are as follows:①Comparison of different land use categories on the basis of segment on traditional land-use classification, this paper aimed at the commercial land, land usage is broken down into land usage for commercial, service, marketing, finance and insurance, hotels, trading advisory and other usages, to proceed on the basis of standard land price assessment research.② This paper based on the original standard land price by market comparison approach and income approach two methods, evaluates correction factor under land usage subdivision, based on a comprehensive analysis of the two methods,arithmetic average method is adopted to determine the fine purpose correction factor of standard land prices.③ This paper analysed the correction factor under land usage subdivision, discussed land usage under subdivision applications, methods of assessment results and the matters needing attention in the use.
