| In recent years, with the development of Chinese economy, improvement of people’s living standards and the holiday system tourism real estate project is more and more broad market prospects, but should be relative with the residential real estate macro-control round by round, so in recent years the development of tourism real estate nationwide boom. But at present, the development of tourism real estate in China has many problems, these problems bring great risk to the tourism real estate development and construction, plus travel estate itself investment cycle is long, large scale, facing in the development process of many uncertain factors, so it is very important for the research of the tourism real estate risk.This paper firstly analyzes the current situation of the development of tourism real estate in China and the existing problems, combined with the characteristic of tourism real estate, analysis of risk factors of tourism real estate, construct the evaluation index system of tourism real estate risk. Secondly, combined with mathematical model by using the analytic hierarchy process and fuzzy comprehensive evaluation method, the overall level of risk to the tourism real estate to give quantitative judgment. Thirdly, introducing the risk- benefit analysis model, equilibrium of tourism real estate risks and benefits is made to explore the rationality, on this basis, values a minimum income in determining the level of risk is calculated from the project.Finally the article analysis by ×× tourism real estate development projects as the example, demonstrate scientific and operability of demonstration model,to provide the oretical basis and decision- making reference for tourism real estate risk evaluation and risk decision. |
