In practical managerial process, activities of the property management are to provide good service to the property owners. And with team work, strong therefore, building effective team work performance of Property Management Company in the property management is very important; the background to the practice of property management, with the theories of management psychology as the basis, to investigate the source of pressure property management experience in team work in the process of this perception, as well as to what extent can negative influence of property management personnel of job burnout; at the same time, this study will also focus on the relation between property management personnel team efficacy can in some degree on work stress and job burnout among both impact, namely team efficacy can play an important role in.The theoretical significance of this study is, property managements base d on the background, to explore the influence of work stressors perceived on th e job burnout, and in-depth analysis of the source of work pressure, job burnou t and the relationship between team efficacy, from the perspective of psycholog y to deeply analyze the mechanism behind these three variables, further complem ent tissue behavior of the stress, burnout and team building theory, providing theor etical support for the team construction.The significance of this research lies in, the sources of job stressing the property management industry, to analyze the relationship between the sources of work pressure, job burnout and team efficacy, discussion based on this relationsh ip to that Property Management Company in the high performance should take wh at measures in team building. This is to improve the quality of property manage ment and enhance the market competitiveness of Property Management Company i s a reference.This study investigated the main problems attributed to five aspects as follows:First, in the property management process, the staffs pressure from what aspects. Due to the different industry employees have different stress sources; therefore, source of pressure on property management staff is the basis of the research. Second, in the property management process, why it is necessary to building highly efficient team? This study will start from the characteristics of property management, to analyze the necessity of this kind of.Thirdly analysis of property management personnel sex, age, job perception of work stress source of job burnout and team effectiveness.Fourth, the relationship between the in-depth study of property management personnel sources of work pressure, job burnout and perceived team effectivenes s, and analyze the psychological mechanism of the existence of such a relations hip.Fifthly, based on the above research, pointed out that the Property Management Company in the high performance team construction should take measures.Based on this, the main contents of this study include the following aspects:The first to review literature, defines the key concepts, and lay theoretical fou ndation for the study of the concept and measurement, including the work press ure, job burnout of the concept and measurement as well as the concept of team efficacy and measurement; the relationship between work pressure perception, j ob burnout and team efficacy between the three and the relevant research finding s the shortcomings of previous studies, and so on.Second based on the literature review, at the same time, the reality of property management based on the preparation, property management staff work pressure sources scale.Third, formal quantitative research, to explore the effect of property manage ment staff gender, job burnout and team working age perception, the work pressur e source efficacy; and using the mathematical model to analyze the influence of w ork stressors, perceived job burnout property management personnel on team effic acy.Fourth, based on the results of the study, the property management team effi cacy improved advice.This study compiles stressor scale of property management staff, follows working pressure level, burnout level and group efficacy. Research results are as follow:(1) Working stress consists of workload, working recognition, relationship with resident, salary, and management style and career development.(2) Sexual will results different working pressure source, job burnout level and group efficacy. (3) Service length will results different working pressure source, job burnout level and group efficacy.(4) Working pressure source is related with job burnout and group efficacy.(5) Job burnout is intervening variable of working pressure sourcing and group efficacy.Therefore, for property Management Company, three countermeasures are needed to found a high efficient management group:(1) Decrease staff pressure to the greatest extent;(2) Help staff to relief job burnout;(3) merit-based enrollment.
