Fluctuations in the adjustment of the real estate industry trends, also in line with the industry characteristics of real estate industry policy of high sensitive. It is because of this kind of large scale of investment, long cycle, the execution by objective market restricts the industry characteristics. real estate industry is doomed to a high risk and high income industry. At present, the objective environment facing the real estate project development was influenced by "country of ten" policy with some disadvantageous factors, including:the human cost growth rate is far higher than the CPI (consumer price index) growth rate, projects raw materials (building materials, fuel prices, etc.) surged. Completed commercial housing real estate projects in the sales area of negative growth,cash flow of real estate project is restricted certainly affect the project found balance, Therefore in the relatively complex objective environment,the risk management of the real estate project becomes more and more important."The Silver Beach" project is located in the east of the Dalian City, is one of the State Council approved the establishment of the first batch of national tourism resort, is the national AAAAA level scenic spots."The Silver Beach" project supporting the district project construction in the west is the first project,including for multi-storey apartments,commercial store at the bottom and exhibition center. In this paper, a project supporting area "Dalian coastal Silver Beach" cultural tourism zone as a case study in risk management, using the case study method, document analysis, expert interviews and the specific case, on the "specific risk problems in coastal Silver Beach" in project analysis, combined with the risk identification, assessment of real estate projects dealing with the corresponding theoretical research. The article is divided into four parts, the first part is the introduction part, which introduces the research background, research significance, research status at home and abroad and the research methods and contents of basic situation; the second part is the case introduction, which introduced the "survey of the coastal Silver Beach" project, and lists the specific problems "the Silver Beach" phase residential projects in detail; the third part is the analysis of the case, the relevant risk management theory of the real estate project involved and risk identification, assessment methods, and combined with the related theory to code with specific issues are put forward in the second part, the same time, according to content to be dealt with,we established the "Coastal Silver Beach" security system;the fourth part is the conclusion part, the summary of the whole paper, and the development trend of the real estate project and we make a prospect analysis about real estate risk management based on the conclusion.
