pursuing Profit maximization is a firm’s fundamental goal, and economic theory suggests that one of the way to achieve this goal is to raise prices, another is to reduce product costs. As the core of business management, real estate costs management directly related to the real estate business’ s success and failure. After years of development, the modern project cost management system has evolved into a mature system.In 2010, the government announced “new country’s Ten Acts” issued the " the Notice of State Council on firmly to curb housing prices in some cities”, and restriction policies were introduced around. the advent of the toughest real estate control policies in the history opened the regulation era of the domestic real estate market. After this, the national real estate sales showed an unprecedented trend from high to low. In 2011, “new country’s Eight Acts” issued the "State Council on Further Improving the real estate market regulation work-related issues," Then the State Department began to dispatch the price control inspection teams over and limit the crediting the purchasing of real estate, promoting low-cost housing. Today, suppression policies of real estate from government published one after another, so the consumer are on the sidelines and intense competition among real estate companies develops,so, In order to maintain the survival and developing, real estate development enterprises must ensure the corporate investment projects to achieve the maximization of profits, and through this way to meet the needs of enterprise development. Real estate project cost management itself affected by many factors, costs control will be needed from start to finish, including before the project construction, project construction process and the settlement phase of the project. Despite real estate enterprise takes series of measures to ensure the effective control of the project cost, but often still influent by the factors like mismanagement, market inflation, cost management did not implement and other aspects, which result in inconsistent of settlement costs and the target cost.So, I choose ”The Study of WD estate company’s project of JinNiu Square, ChengDu” as the thesis topics, through the study of the project cost management, combined with the example of WD estate company’s project of JinNiu Square to analysis the cost management. This paper proceed from the status quo of the management of real estate development projects, using WD estate company’s project of JinNiu Square, ChengDu as the example and on the basis of learning, understanding, practicing of project cost management to explore the problems of cost management of WD estate company’s project of JinNiu Square, ChengDu and to analysis the status of domestic project cost management. First, I want to explore he real estate cost management approach model that adapt to today’s market environment so that to maximized profits can be achieved. Secondly, I also hope that through this to summarize some laws of strengthening the real estate project cost management, enhancing the competitiveness of the real estate company to follow. It also provides a reference for other real estate firm on cost management and a reference for the industry reforms.
