Case Study On Land Use Right Mortgage Value Appraisal Of PX Company

The ways of contemporary enterprise financing become more diversified and the real estate market is also booming. Land mortgage financing has gradually become an important financing way of the enterprise. Reducing and releasing credit risk by the land use right mortgage is also one of the main means of bank credit risk control. However, in the process of land use right mortgage appraisal, how to evaluate the value of the land mortgage reasonably and determine mortgage loans in order to provide a reference basis for the bank, is mortgage concerns on both sides. On the one hand, the value of the mortgaged property overestimated will enlarge the credit risk of bank. On the other hand, the value of the mortgaged property underestimated will lower the enterprise financing ability, affecting bank credit scale and its role in financing.This paper expounded mainly from four parts:Firstly, it starts from the research background, research purpose and meaning, to lay a good foundation for the research of this paper, and it introduces the research train of thought and framework; Secondly, it describes the cases in detail, mainly involving the PX company profile and the background of the appraisal project; Then, it introduces the appraisal process and analysis of the cases, and the main influence on the value of land mortgage, providing a reference for the introduction of the mortgage value risk coefficient; Then, on the basis of above analysis, it is concluded that case enlightenment introduces risk mortgage value coefficient, and it is concluded that the revised land use right mortgage value; Finally, the conclusion and Suggestions and insufficient in this paper are put forward.The analysis of the relevant land use right mortgage assessment improves the quality of the land use right mortgage appraisal, to value land mortgage reasonably. It has the practical significance.
